I worked with an agent from Agnelli's office on the purchase of a HUD owned home. When placing the offer, I relied on her to ensure that there was an inspection contingency in the offer. I repeatedly asked her if I would be able to get the earnest money deposit back (emd), if I decide to back out of the offer, prior to closing. She ensured me that I would be able to get this money back. I wasn't able to get utilities turned on due to building code violations. Therefore, I wasn't able to get a proper inspection done. I decided to back out of the offer due to too many unknowns. I came to find out that I wasn't going to get the emd back. Therefore, Tracy was advising me during this purchase process without being familiar with the sales agreement. I was given the name and phone number of her real estate broker, George Agnelli. I repeatedly called him, but never got a proper response. I will never use Tracy or Agnelli Real Estate again and will never recommend them.

We put an offer down on a bank-owned property listed by Agnelli Real Estate. The bank had apparently had a lot of work done on the property and the agent gave us what looked like a bid list of work performed and overseen by a vendor management company. As we looked at the house, we noticed that some of the work had been done, some had not been done and some had been done poorly. Two items in particular involved the well and septic systems with notations of "required by the public health codes". We asked for receipts from the bank to prove that these items had been done. If they had not, this could mean an expense of around $30k for us. Because the agent was having trouble getting that information from the bank, I called the VMC to see if they could tell me since they were overseeing the work. The VMC seemed like a fly-by-night company because there was no easy way to contact someone or leave a message without calling in multiple times, selecting different extensions until a person answered. Next think I know, my agent got a call from Mr. Agnelli himself telling her to tell me to "cease and desist" calling for information, since apparently I called them "over 12 times". (not true, but it took 6 calls to find someone on the other end of the phone). They did not want us to find out this information. Like a previous reviewer, they also wouldn't guarantee a return of our deposit if we backed out because of the septic system and wanted us to sign an addendum saying that any contingencies we placed on the offer (such as passing a septic or well test) would not be allowed. Although the agent tried to say we would, the paperwork said otherwise. Mr. Agnelli also said that the agent should have never given us the list of work performed. Stay away from any listings from this office. They can't be trusted.
